Three phases
- 2011–2016: steady growth. Prices rose every year, from $379,573 to $584,676.
- 2017–2022: surge. A 2017 jump, a pause in 2018, then record-low rates pushed the average to $1,041,639 in 2021 on 12,012 sales and $1,170,860 in 2022.
- 2023–2026: correction. Higher rates cut sales roughly in half from 2021 levels and eased prices to $935,698 in 2025.
